Description
The subject property comprises a regular shaped piece of land of slightly tapering
topography extending to approximately 0.014 Acres (0.006 Hectare) Identified shaded
pink on the supplementary title plan opposite.
The site is unfenced and sits in the middle of a field close to a burn with a footbridge
over. The property comprises of a concrete block constructed building roughcast
externally under a flat concrete roof. The building footprint measures approximately 3.7m
x 3.7m and is fitted with a timber access door. The building is partially set below ground
level with steps leading down to the access door. Windows are of glass brick design
located on two walls covered with metal security grills.
The neighbouring land is used for the grazing of livestock and It is understood the site
sits within part of croft common grazing land known as Leurbost Common Grazing. It
should therefore be assumed that the site may be subject to crofting rights.
The site is accessed over a footbridge over a burn some distance from the road. It should
be noted that the title does not contain any access rights to the subjects so a prospective
purchaser would require to satisfy themselves in this regard.
Location
Leurbost is a village on the east coast of the Isle of Lewis in the Outer Hebrides of
Scotland, also known as the Western Isles. It is located approximately 6 miles south of
Stornoway on the road to Harris. Leurbost is the main settlement in the area of the island
known as North Lochs within the parish of Lochs.
Stornoway is an important port and the principal administrative town of the Isle of Lewis
and Harris. The Outer Hebrides is an archipelago of over 70 named islands lying off the
north-west coast of Scotland.
