Description
The subject property comprises a rectangular shaped piece of land of tapering
topography which straddles the Dores Burn which runs down a wooded gulley. The site
extends to approximately 0.0625 Acres (0.0253 Hectare) Identified shaded pink on the
supplementary title plan opposite.
The site which is overgrown with vegetation is bounded by a deer fence measuring
approx. 30m x 14m, which is in moderate condition. Within the site there is a small burn
intake (RWI), an above ground covered tank (CWT), two small cabinets (WTW) and an
underground fibre glass tank.
The RWI comprises a concrete intake chamber 3.3m x 2.4m built across the burn with
two heavy metal covers which are padlocked and secure. The CWT measures 5m x 3.6m
x 1m deep with a 1.5m high green plastic cover. The access door is locked. The WTW
comprises a concrete plinth 4.1m x 4.3m with two small concrete/sheet metal cabinets
with access covers padlocked and secure. It should be noted that there is a low risk of
asbestos being present within the two cabinets within the WTW mentioned above.
Location
Dores is a village on the southern shores of the famous Loch Ness, approx. 8.5 miles (via
the B862) southwest of Inverness. It has a church, a village hall, a gift shop, a welcoming
country pub and a very popular stunning beach offering one of the best views over the
loch and An Meall Fuar Mohonaidh the most prominent hill in the area. A number of trails
and popular woodland walks can be found including the Aldourie Castle Circuit between
Dores and neighbouring village Aldourie which takes in views of the loch and Aldourie
Castle Estate.
The subject site is located within natural woodland to the east of the Dores to Errogie
road (B862). Travelling from Inverness take the B862 to Dores. In Dores follow the sign
towards Errogie and Fort Augustus and continue for 150 metres. Entrance to the site is
on the left at a former telephone exchange and just before the Free Church of Scotland.
A gravelled track leads from the public road to the site 110 metres up the side of a burn.
The site is situated some distance from the B862 main road. It should be noted that the
title does not contain any access rights to the subjects so a prospective purchaser would
require to satisfy themselves in this regard.
