Description
The subjects comprise of an irregular shape site extending to circa 19.10 hectares, (47.2
acres). The Former Woodend Colliery was a mine that opened around 1870 and closed
down in the late 1960’s.
The site is primarily made up of grass verges and vegetation with vehicular roads/tracks
running throughout. A settlement lagoon can be found on the westernly boundary
associated with working secondary minerals.
Location
The former Woodend Colliery is located in Armadale which is within the West Lothian
region.
The site is found less than a quarter of a mile from the Armadale-Caldercruix Road,
approximately two miles west of Blackridge, and slightly east of Bedlormie Woods.
Planning
By way of background, the site received planning permission with conditions, in January
2004 (Reference LIVE/0986/M/03). This permission included the rehabilitation of the
former colliery site, involving the excavation and processing of tip materials, grading and
re-profiling works, and the importation of materials (soils) for restoration purposes
(partially retrospective application).
In April 2008, a subsequent planning application (Reference LIVE/0336/M/08) sought to
vary the conditions of the original permission, extending the deadline for the completion
of restoration works to 31st March, 2009. This application was withdrawn in March 2015.
We would strongly advise interested parties to conduct their own investigations with the
local authority regarding their proposals for the site prior to bidding
The site has also been the subject of legal action by SEPA and West Lothian Council
concerning illegal waste tipping. Interested parties should investigate this matter with
SEPA and West Lothian Council. It is also understood that the site currently has a
suspended Waste Management Licence. Any offers will be contingent upon the Joint
Liquidators successfully surrendering this licence. We would draw your attention to the
SEPA vetting requirement.
Rateable Value
It appears that the subjects are not entered within the current Valuation
Roll.
