Description
The subject property comprises a regular shaped piece of land of slightly tapering
topography extending to approximately 0.007 Acres (0.003 Hectares) or thereby.
Identified shaded pink on the supplementary title plan opposite.
The site comprises of a fenced area containing a 3m x 3m concrete block constructed
and externally harled building with a wooden framed window and a wooden door. The
roof comprises of metal profile sheeting. The site is bounded by a fence which is in need
of repair/replacement and there is a wooden unsecured personnel gate also requiring
repair/replacement. The overall subject site measures approx. 6.0m x 4.8m.
The building contents have been stripped out leaving a small trench in the floor,
measuring 0.6m x 0.6m x 0.5m deep, containing a small plastic drain and two ends of
metal pipe where they have been cut.
The site is situated within a crofting region close to a public road and close to
neighbouring residential properties. It should be noted that the title for the site does not
contain any access rights to the subjects so a prospective purchaser would require to
satisfy themselves in this regard.
Location
Shetland is 110 miles northeast of mainland Scotland, covers an area of 567 sq miles
and has a coastline 1,679 miles long. Lerwick, the capital and largest settlement, has a
population of 6,958 and more than a third of the archipelago's total population of 23,167
(2011 Census) people live in the town. The islands lie some 50 miles to the northeast of
Orkney and 170 miles southeast of the Faroe Islands.
Ollaberry (Old Norse: Olafrsberg, meaning Olaf’s Hill) is a village situated within the
parish of Northmaven in the Northmavine area of the Mainland of the Shetland Islands.
Ollaberry lies 10.9 miles north of Brae and 7.9 miles east-northeast of Hillswick. It sits on
Ollaberry Bay on the west shore of Yell Sound, with the island of Lamba about 0.87 miles
to the east. There is a small beach and pier at Ollaberry, and a steep cliff falling to the
sea to the northeast of the settlement. The village has a primary school, a post office and
a co-operative store.
