Description
The subject property comprises a cleared, levelled and gravelled-over site which formerly housed a Scottish Water – Water Tower and block built shed, both now demolished.
The site is located within a small mature woodland area with the wider surrounding Scots Pine woodland understood to be in the ownership of Cawdor Estate.
The subject site which extends to approximately 1.36 Acres (0.55 Hectares) outlined in red on the plan overleaf is enclosed by a stock-proof fence with gated access from a track. It should be noted that the fence on site does not appear to follow the exact title boundaries.
The site is accessed via a track part of which is subject to an irredeemable servitude right of access and egress to serve the remaining operational Scottish Water site as well as the neighbouring Woodside Cottage.
It should also be noted that there is an existing live 12” pvc pipe running through part of the site on its western boundary which will remain operational and will be subject to a protection zone.
There is a green plastic kiosk sited close to the road in a fenced enclosure approx. 15m x 13m located on the western boundary of the subject site. This area is NOT included within the sale and will remain operational and will be retained by Scottish Water.
