Shepherd markets established golf course and tearoom on Solway Coast for lease

Shepherd Chartered Surveyors is bringing to market an established golf course and tearoom on the outskirts of the coastal holiday village of Kippford for lease.

Craigieknowes Golf Course is situated on the Solway Coast, half a mile north of the village of Kippford, opposite Kippford Bay and Kippford Coastal caravan parks.

The surrounding area is well established as a thriving holiday maker and tourist destination, with Kippford renowned for its sailing links and picturesque coastal setting.

The golf course is adjacent to the A710 coast road, connecting the regional capital of Dumfries to the nearby historic town of Dalbeattie. The shortest connection to the A75 trunk road is at Haugh of Urr, around 8.5 miles north

Craigieknowes is a well maintained nine-hole, par 3 course occupying an elevated site with panoramic views across the surrounding countryside.

Created in 1994, the course has been designed to take full advantage of the organic landscape, incorporating many natural features such as rock outcrops, gorse bankings and mature trees. An underground irrigation system has been installed, using a private water supply.

The full par 3 course model allows for those less practised to enjoy their golfing experience in a relaxing and informal setting, while presenting a level of technical difficulty that will also challenge those more accustomed to the game.

In addition, there is a nine-hole putting green that offers both sole use and pre-round practice.

The log-cabin club house features a covered veranda with a tearoom, kitchen, office and store, along with ladies and gents changing rooms and toilets.

Popular with golfers, locals and passing trade, the tearoom can accommodate 20 covers with a serving hatch directly from the kitchen and double doors leading directly onto the veranda.

There is also a large private car park and outdoor seating area.

Fraser Carson, associate in Shepherd’s Dumfries office, said: “The golf course and tearoom have been held under the same family ownership since its creation and operated continuously for nearly 30 years.

“The business benefits from an established membership together with regular visitor green fees, with additional income generated through club hire, trolley hire and tearoom sales.”

“Given the attractive setting, buoyant tourism trade and flexible lease terms, we anticipate good levels of interest in this unique opportunity.”

Rental offers around £18,000 per annum are invited. Interested parties should contact the sole letting agent on 01387 264333.
