To protect a client’s interests it is often considered necessary to commission a professionally prepared, independent valuation of the shared home in order to assess its market value. Shepherd’s team has a wealth of experience in providing a market value report through to more complex court cases where in-depth market condition reports are often required.
Our reports can be trusted by both parties to be honest, independent and unbiased. We can advise if share and division is appropriate and will happily enter into negotiations on your client’s behalf.
Private Off-Market Sales
Given the current strength of the property market, it is likely that most property will be exposed to the market to help clients achieve the best possible sales price. That being said, it is not uncommon for clients to look to achieve an ‘off-market’ sale and this often means at least one party obtaining an independent market valuation which will provide an accurate reflection of the property’s value. We have a number of surveyors with years of experience to provide accurate and reliable market value reports.
Compensation and Compulsory Purchase
The team has a wealth of experience in negotiating compensation in relation to statutory schemes, including land and property acquisition, disturbance and injurious affection. We have been involved in private treaty acquisitions and have in-depth experience of managing part 1 claims. Compensation can be a long drawn out and stressful process for an applicant. Our team recognises this and provides a degree of certainty and urgency to the process.
Additional Ground Purchase/Sales
The team has been involved in numerous valuations of additional land/garden ground areas which have been acquired, mainly from local authorities to adjacent owners seeking to rationalise or enlarge their garden areas. We offer a bespoke valuation service and, if required can negotiate on behalf of the client.
