Buying in Wallyford

Wallyford, East Lothian, is a small, quiet village located on the eastern edges of Musselburgh. It’s so close it could be considered a part of the larger town, taking under 10 minutes to reach the centre. Wallyford is also very close to Edinburgh, at approximately 7 miles to the east of the city centre, making it an ideal location for commuters working in the city and wider east Lothian Edinburgh.

Wallyford itself is a former coal mining village. The inevitable decline of coal mining saw the village’s fortunes also follow a downturn until the opening of a new direct rail link with Edinburgh in 1994. This, couple with the bypassing by a new dual carriageway in the early 1980s revitalised the village.

Today, Wallyford is a dormitory village for people working mostly in Edinburgh. As mentioned, the village has a direct rail link with park and ride facilities for commuters which has greatly increased liveability and desirability of the village. The A1 and A199 roads also allow for easy travel by car or by busy, of which there are a good level of local services as well as services to Edinburgh.

In terms of amenities and things to do, the village has the usual array of shops and services you would expect in a village of its size. Residents benefit from being able to reach Musselburgh in a short span of time and the extra amenities and interests therein, not to mention Edinburgh itself isn’t much farther away. There is however a local garden centre and a small industrial estate providing some employment and local services.

As for local schooling, the town is served by a single primary school: Wallyford Primary School. When of secondary age, pupils would typically attend Musselburgh Grammar School.

In January 2024, property in Wallyford stood at an average value of £289,562. Though different property types have had different sold prices in the last 12 months. Detached properties for instance sold for an average of £335,935; semi-detached for £251,963; terraced for £250,126; and flats for £161,333.
