Buying in Murrayfield

Murrayfield is a bustling albeit relatively more compact residential area adjoining Corstorphine on the western side of Edinburgh under 3 miles from Edinburgh city centre. It has one of the main routes in and out of Edinburgh that being Corstorphine Road which cuts through the area. Typically known and visited more for its national rugby stadium, it is still a popular residential area with families. For the most part is classed as an affluent residential area.

Murrayfield and the Corstorphine area started life vastly different from the area we see today. It was a relatively thin strip of dry land between two glacially created lochs – the Gogar Loch and Corstorphine Loch – though of course both have now been drained. Imagining two lochs in the Murrayfield, Corstorphine, and Gogar areas is quite something given what’s there today.

When it comes to local amenities and attractions, Murrayfield is of course most known for Murrayfield Stadium, home to the Scottish national rugby union team, as well as a venue for many other sporting events. In the shadow of the stadium – literally – is Murrayfield Ice Rink, which currently hosts the Edinburgh Capitals ice hockey team. Murrayfield Stadium is also regularly used for large concerts. In addition to these, there are Murrayfield Lawn Tennis Club and Murrayfield golf course which is between Ravelston and Corstorphine Hill. Notably, Murrayfield Golf Club was a mixed club from the start with female members having the same rights and privileges as the men.

Murrayfield also has plenty of local shops and services, as well as those nearby in Corstorphine and wider Edinburgh. There are also quite a few hotels and guesthouses around the area catering to the passing trade from visitors to the stadium for events. Other local attractions include the Water of Leith, which runs through Murrayfield, along the perimeter of Murrayfield stadium, just next to Roseburn public park.

In terms of transport links, Murrayfield contains one of the main and busiest routes into Edinburgh and outwards to the west; the A8 or St. John’s Road/Corstorphine Road/Western Terrace. Lothian buses have introduced low-emission buses along this route and services are typically reliable and very frequent. Cycling routes also run along the road. There’s no railway station in the area, the closet is Haymarket which is further along in the west end of Edinburgh city centre. It does however, have a tram stop in an excellent position right outside Murrayfield Stadium, which allows for travel to Edinburgh Airport and to Newhaven.

As for local schooling, the well-known independent schools, St. George’s School for Girls and the Merchant Company of Edinburgh’s The Mary Erskine School for girls are situated in the Murrayfield area. The local primary school for most is Roseburn Primary School and Murrayfield is part of the Craigmount High School catchment area. The nearest Roman Catholic schools are Fox Covert R.C. Primary School and St. Augustine’s High School, which shares a campus with Forrester High School.

Corstorphine Primary, Carrick Knowe Primary, East Craigs Primary, Fox Covert Primary, Fox Covert Roman Catholic Primary and Gylemuir Primary are the local primary schools. The state secondary school that serves the area is Craigmount High School, which is situated between Corstorphine and East Craigs, and the nearest Roman Catholic secondary school is St. Augustine’s, which shares a campus with Forrester High School.

In May 2024, property in the Murrayfield area was at an average value of £403,654. Property types vary from large, detached houses to traditional tenement block flats closer to town.
