Buying in Busby
Busby is technically a village of around 3,200 residents, but with more of a ‘towny’ vibe, given how close it is to Clarkston with a population of some 10,000 residents itself, then Glasgow, and East Kilbride too. It is immediately adjoined by Clarkston, and as a result, is strongly associated with the town, so much so you would be forgiven for mistaking where exactly Busby ends, and Clarkston begins.
Some form of habitation has always existed in the area but the Busby we really know today began to develop during the industrial revolution when it became a thriving small town due to the nearby river and suitability for the cotton industry. The proximity to Glasgow was also particularly advantageous for importing and exporting goods. Around this time, it was actually a larger settlement than nearby Clarkston.
Today, Busby is an attractive commuter suburb of Glasgow. It has good transport links, with regular buses to Glasgow City Centre and elsewhere in East Renfrewshire, and South Lanarkshire. It also has its own train station with direct trains to Glasgow Central Station that take just over 20 minutes.
In terms of amenities, there’s some shops and the Busby Hotel but you’ll find most local cafes and restaurants, and other businesses, a few minutes down the road in larger Clarkston. Busby does have multiple parks however, the main ones being the large Busby Glen Park, Southview Park, and Spider Park.
In terms of education, the nearby primary schools are technically across the water in Clarkston, but this is no inconvenience given how close the areas are. These are Busby Primary, St. Josephs Primary, and Carolside Primary.
Average house prices in Busby as of January 2024 stood at £262,843. As the area is primarily seen as a more affluent suburb, it is not uncommon for properties to sell for prices well in excess of the home report value. Detached properties can reach well over the £500,000 – £600,000 range.
