Description:
The subjects comprise an irregular shaped agricultural field, with a general downward slope from west to east. Access is provided via a single field gate, over the roadside verge, to the north of the
site. Boundaries are set out in a mix of timber fencing and traditional livestock fencing. The A74(M) runs along the western boundary with the main west coast railway line passing along part of the eastern boundary. Located within the field are two reed beds, which we assume provide surface water drainage for the motorway.
Location:
Moffat, with a population of around 2,500, is located within the Annandale district of Dumfries & Galloway and is a former Spa town that is now well established as a tourist destination. The town is bypassed by the A74(M) motorway and is therefore easily accessible by road, with Glasgow around 59 miles to the north and Carlisle around 44 miles to the south. The field is located on the eastern side of the B7076, near to its junction with the A701, around 1.5 miles to the south of Junction 15 of the A74(M).

From reference to online mapping software, we estimate that the field extends to a total site area of 5.314 Hectares (13.13 Acres) or thereby. The approximate extent of the Title is shown in the OS extract.

We note from the National Soil Map of Scotland that the land has a 4.2 (mixed agriculture) capability grade.

Planning:
