Description:
The subjects comprise an irregular shaped and generally level lying agricultural field, together with two pockets of mature woodland. Access is provided via a single field gate, over the roadside verge, within the north-west corner of the site. The eastern fence line appears to be set back from the motorway and railway line, and therefore runs through the middle of the field. Boundaries are set out in a mix of timber fencing and traditional timber post and wire livestock fencing, except for the northern boundary which is currently undefined.
Location:
Moffat, with a population of around 2,500, is located within the Annandale district of Dumfries & Galloway and is a former Spa town that is now well established as a tourist destination. The town is bypassed by the A74(M) motorway and is therefore easily accessible by road, with Glasgow around 59 miles to the north and Carlisle around 44 miles to the south. The field is located on the eastern side of the B7076, near to its junction with the A701, around 1.5 miles to the south of Junction 15 of the A74(M).

From reference to online mapping software, we estimate that the field extends to a total site area of 1.777 Hectares (4.39 Acres) or thereby. The approximate extent of the Title is shown in the OS extract.
Land Grade:
We note from the interactive National Soil Map of Scotland that the land has a 4.2 (mixed agriculture) capability grade.

Planning:
The subjects are covered by the Dumfries and Galloway Local Development Plan II which was adopted on the 3rd October 2019. Within said Plan the subjects have no specific zoning.
