Alness is a charming town with roughly 6,000 residents located in the Highlands of Scotland, nestled on the northern shores of the Cromarty Firth. It sits approximately 20 miles north of Inverness, the region’s main city and commercial hub, about 3 miles north of Evanton and 10 northeast of Dingwall. The town lies on the A9, making it a key stop on the road that links the Highlands with the central belt of Scotland.

Alness has a rich history that dates to ancient times. Originally a small fishing and farming village, the town began to grow significantly in the 18th and 19th centuries, with improvements in transportation and agriculture. The arrival of the Inverness and Ross-shire Railway in the mid-1800s spurred local economic development, allowing for greater connectivity with nearby regions. Alness was traditionally part of the Cromarty Estate, and the town’s development was closely linked with the industrial growth seen in nearby Invergordon, especially during both World Wars. The town saw a further boom during the construction of oil rigs in the North Sea in the late 1960s/early 70s.

Alness also has a train station, with regular services to Inverness, Thurso, and Wick, making it possible to commute to Inverness in around 35 minutes. Bus services also operate between Alness and nearby towns. Inverness Airport is approximately 35 miles away, providing flights to various UK and European destinations, making travel further afield convenient.

Education in the area is served by three primary schools and one secondary school. These are Obsdale Primary, Bridgend Primary and Coulhill Primary, situated in the east, centre and west of the town respectively. The high school is Alness Academy with around 400 pupils on the school roll and is also fed by schools from nearby towns of Ardross and Evanton.

In September 2024, property in the Alness area was at an average value of £173,964. Over the last 12 months however, different property types have had different average prices. Detached properties for instance sold for £224,592, semi-detached for £150,925, terraced for £110,584, and flats for £81,000.
