Buying in Strathbungo

Strathbungo is a mainly residential area part of the popular southside of Glasgow, bordered by the neighbourhoods of Crossmyloof to the south, Govanhill and Queen’s Park to the east and Pollokshields to the north and west. It is a conservation area with magnificent architecture and a classical Victorian street plan bordering Back lanes are wedged in between the ‘squares’ which play host to beautiful blond and red sandstone fronted terraces of regional, national, and international importance.

Strathbungo started out as a small, isolated crofter and miner village built along the Pollokshaws Road in the 18th century, one of the main arteries leading southwards from the centre of Glasgow (today part of the A77 road), adjoined by the Camphill Estate, now part of Queen’s Park. Today, Strathbungo is part of the sprawling southside of Glasgow and is home to is young professionals, families, bohemians, and creatives alike from all walks of life. It is regularly thought of and even voted one of the best places to live in Glasgow, if not the UK. Indeed, residents of Strathbungo are known to have an immense sense of pride and community spirit for their area and have formed the Strathbungo society. The society helps promote the preservation of the Strathbungo Conservation Area and organises events for local people like ‘Bungo at the Bells’ at the New Year and the ‘Bungo in the Back Lanes’ annually in June which was originally set up to help get people into the lanes in Strathbungo and to highlight the need for the refurbishment of them.

As for amenities and things to do, Strathbungo is on the doorstep of practically everything the southside has to offer, and what isn’t is a short distance away. There’s a plethora of local independent businesses as well as plenty of eateries from cafes to bakeries to restaurants and pubs, butchers, grocers, florists and more still. Shawlands itself, considered the beating heart of the southside, is a 10-minute walk away and residents can also take advantage of all that Glasgow city centre has to offer with a short train ride.

Like most places in the southside major transport links are within walking distance. By car Glasgow city centre is about 15 minutes away along the A77/Kilmarnock Road, but most commuters would probably go for the train from either Queen’s Park, Pollokshields East or Pollokshields West stations into Glasgow central, all of which are easily reachable walking and deliver commuters to Glasgow central in about 10 minutes or less. Bus services are frequent and deliver passengers into the city centre in about 25 minutes.

In terms of local schooling, being an urban area there are many nearby schools though most primary age pupils from the Strathbungo area typically attend St. Angelas Primary, Pollokshields Primary, or St. Bride’s Primary School. Pupils of secondary school age typically attend Shawlands Academy or Hollybrook Academy. The independent Hutchesons Grammar Junior school and Hutchesons Grammar secondary school are also nearby.

In January 2024, property in the Strathbungo area was at an average value of £225,200. However, it is not uncommon for larger, well-maintained, and finished flats to sell for well over £300,000. Likewise, among the terraced housing stock in the area, these can sell for £350,000 to £450,000 or more depending on the specific property. Then at the higher end of the scale some of the fantastic sandstone townhouses in the area can sell for over £600,000. It certainly is an area in high-demand and when a good property comes to market it doesn’t tend to hang around for long.
