Giffnock is an affluent suburb of Glasgow, found in the East Renfrewshire local authority area with roughly 12,300 residents. It forms part of the Greater Glasgow conurbation and primarily serves as a commuter town for the city of Glasgow. In recent years East Renfrewshire was named as the happiest place to live in Scotland in a study of eight measures including life expectancy, crime levels and earnings. The council area topped the Scottish list, with its position cemented by a high placing in the earnings index, found the research for Royal Mail.
Prior to the 18th century, the area that is now Giffnock was primarily a farming community. However, the modern foundations of the town as we know it today started in 1835 when the first sandstone quarry opened in the area. It wasn’t long before three more quarries opened along with a dedicated railway station. As a result, the town population grew rapidly. Quarrying in the area continued until about 1912 when the costs became too high to continue extraction, and so the industry declined. However, it was really Giffnock Railway station that meant the attraction of the town as a residential area rose. Many wealthy merchants chose to construct villas in its smog-free environs and commute easily daily to the city by train. As a result, popularity grew, and initial development mostly began around the station area. Next came the trams, which again furthered Giffnock’s growth. However, it was really during the housing boom of the 1930s, 40s and into the 50s that the population of Giffnock jumped from 1425 in 1,939 to over 9,000 in 1951.
Giffnock today then is a very affluent and appealing suburb of Glasgow, with many attractive houses, a great selection of amenities and good nearby schools. The vast majority of residents commute into Glasgow for work, and of these commuters are in higher income bracket jobs. As such transport links to Glasgow and further afield are very good. Giffnock has its own dedicated railway station, but three more a short distance away – Thornliebank, Muirend and Williamwood – that have regular trains running to Glasgow Central Station and others. The town also has good road connections with the A77 Ayr/Fenwick Road bisecting the town, and the nearby M77 motorway, both of which act as the main routes for commuters by road. There are numerous established bus routes into Glasgow city centre or to nearby towns.
In terms of amenities and things to do, Giffnock has a plentiful array for residents. From local restaurants, cafes and other eateries to your usual high-street chains, local gyms, tennis courts, health spas, and nearby golf courses, there’s not much it doesn’t have. As of January 2024, the average price for a residential property in Giffnock stood at £403,088.
