Buying in Lenzie
The affluent town of Lenzie, East Dunbartonshire, is home to roughly 9000 residents today. It shares a border with the larger town of Kirkintilloch to the north-east and is often considered as one area – Lenzie & Kirkintilloch – due to their close proximity. Like so many places in Scotland, the town was primarily used for farming and agriculture prior to the Industrial Revolution. But unlike many other towns, it did not grow ‘organically’, rather, it was built as a series of up-market Victorian residential developments around a purpose-built railway.
The modern history of Lenzie as a town then really began in the 1840s when the Edinburgh and Glasgow Railway was opened, and Lenzie Station was established to serve nearby Kirkintilloch. Naturally, the building of houses close to the station for commuters followed. Many Victorian and Edwardian villas were built by merchants and businessmen escaping the smog of Glasgow, while still benefitting from the excellent transport links from the recently completed train station. To this day there are many fine examples of these villas around the town retaining the original character they were built with.
In terms of things to do, Lenzie benefits from a proximity to the larger town of Kirkintilloch which has many amenities for residents to enjoy. However, there are a number of shops including two co-operatives, several places to eat and drink, and a few other small businesses. The popular Lenzie Gala takes place annually on the first Saturday in June in the local Lenzie Rugby Club. Lenzie Moss, a boggy, marshy area of Lenzie, has peat bogs, which were extensively exploited and now feature the characteristics of peat cutting, and several acres of deciduous woodland mainly made up of silver birch. The area is a sanctuary for wildlife, including rabbits, deer, and foxes. Lenzie Golf Club, a parkland course, offers a challenging 18-hole game for members.
In terms of schooling, Lenzie has three primary schools, Lenzie Meadow, Millersneuk and Holy Family. The main secondary school for the town is Lenzie Academy, which this year came 16th of 334 Scottish secondary schools for pupils attaining five or more Highers, one of five East Dunbartonshire schools to feature in the top 20.
Lenzie has an array of residential property types. Due to the development of Lenzie, there are lots of quality Victorian and Edwardian villas, as well as developments of more modern homes. The area also has ongoing developments of brand new 3-, 4-, and 5-bedroom family homes from Cala and Taylor Wimpey.
As of January 2024, the average price for property in Lenzie stood at £317,007. Though different property types have had different sold prices in the last 12 months. Detached properties for instance sold for an average of £447,638; semi-detached for £258,704; terraced for £234,881; and flats for £284,013. However, this average hides quite a range, and it is not uncommon for larger properties to sell for over £500,000, and over £650,000 for exceptional examples. Likewise, larger, modern family homes regularly sell anywhere between the £250,000 and £400,000 range, with some achieving even higher selling prices depending on the area, school catchment, gardens, and finish or additions.
